HOUSE RULES

KOI SPRINGS HOUSE RULES


★ Check-in: After 4:00 PM

★ Check-out: Before 10:00 AM

★ Self-check-in and out with the smart lock
★ You must be 25 or older to book

★ No third party booking - all guests must be registered and primary renter present

★ No pets or animals of any nature due to fish safety and allergies

★ No smoking inside the house / Only outside in a designated area (ashtrays provided)

★ No parties or events

★ SAFETY First! Children are NOT allowed in the backyard, pool, spa, and around the fishpond at ANYTIME without competent adult supervision. (All the time)

★ Security deposit required

GUESTS

Only GUESTS REGISTERED for the home are allowed to be on the premises. No vendors allowed. GUEST is considered everyone who enters the property grounds at any time (day or night at any duration of time). 


MAXIMUM OCCUPANCY (including children): 8


By booking Koi Springs you agree to abide by these rules, policies, and terms and ensure that your guests will also:   


★ This is NOT A PARTY HOUSE TO INVITE OTHERS and can lead to immediate EVICTION with NO REFUNDS of unused stay and the security deposit will be forfeited. 

★ No vendors, no events allowed.

★ Noise, Smoke, and Carbon detectors are installed in the house. 

★ Security cameras are outside on the property for your safety and our protection and are only used for security. There are NO cameras inside the house. 

★  Enjoy yourself, but treat the house as if it is your own home.  

★ You shall be held legally responsible for the compliance of all occupants. 


EXTRA GUESTS:
Guest count must be the same as on the reservation. Children are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 6 guests with an added $50/day or night usage & amenity fee for every extra guest after 6 at any time.  This allows us to accommodate smaller-sized groups with affordable rates and honor our standard nightly rate for groups of 6. 


DAY GUESTS: 

Any day guests must be approved before arrival. Day guests must leave before 10 pm due to city and county ordinances. All daily guests must be registered with the host.


NON-REGISTERED GUESTS:

If host find that more guests entered the property than allowed, host may ask guests to leave without the refund (EVICTION) and keep the security deposit. Non-registered guests $150/per entry per person pay day or night penalty fee (day or night at any time). 


CILDREN COUNT: 

We are family-friendly! Children 2 years old and above must be included as part of the total guest count. 


Pool Time / Noise /Trash /Parking - City and County regulations

Please be considerate of the neighbors and keep voices and pool activities to be at reasonable level. Continued and ongoing screaming or excessive noise for an extended time to upset neighbors will lead to immediate eviction without the refund. If neighbors call the police, primary renter will be responsible for city and county fines, asked to leave and security deposit will be fort. Fines range from $1,000 - $5,000 per violation ( see link above)


Rental Agreement, Guest list and Security Deposit

The Guestlist, liability viewer, and rental agreement are to be signed within 24 hours of booking.  The security deposit will be collected within 24 hours of booking to keep the reservation.  Since we have a strict cancellation policy we recommend that our guests consider travel insurance. 

Liability Waiver

You understand that the use of the entire house, including the pool/ spa and all other amenities and surroundings carries inherent risks and may result in bodily injury and even death. You accept full responsibility for any injuries sustained and hold the owner harmless. You acknowledge the potential dangers to unsupervised children, individuals with health risks, those under the influence of drugs or alcohol, or pregnant individuals. By confirming below, you agree to assume all responsibility for yourself and your party, waiving any claims against the owner for accidents or injuries related to the use of the house facilities and property grounds.
