Unraveling Leasing Fees in Commercial Real Estate

Tenant Broker Fees Explained

Understanding tenant broker fees: often no extra cost for tenants, but terms vary. We ensure transparency about commissions and fees before you invest time touring or negotiating.

Why “Procuring Cause” and Showings Matter

Commercial listings track who introduced a tenant to a property. If you tour a space with one broker and later attempt to lease it through another—or directly—there can be disputes over which broker procured the transaction.

To protect your interests and keep the process clean:

  • Please confirm representation before touring
     
  • Avoid contacting another agents directly once we begin—loop us in so your position stays consistent
     
  • If you’ve already toured a property, tell  us right away so we can address it properly
     

Disclosure: If a property is introduced or shown by a broker and a lease is later executed, that broker may assert a right to commission as the procuring cause, even if the tenant later attempts to use different representation.
